Definitions
- “Owner” means the property owner or landlord who signs a Management Agreement.
- “Tenant” means any person who leases the property.
- “Company,” “we,” “us” or “THREE FIVE” means THREE FIVE PROPERTY MANAGEMENT INC, Maryland Corporation.

How We Work With Customers
- We do not provide open messaging platforms, bulk SMS resale services, or unrestricted message broadcasting tools to third parties.
- We operate under a written Property-Management Agreement (PMA) that selects either (a) 5 %–10 % monthly management fee or (b) a one-time $500 placement-only fee.
- Owner provides government ID, deed, W-9 and bank details; we open a secure owner portal.
- We list, market, screen tenants, collect rent, coordinate maintenance and remit proceeds by ACH within 10 business days after rent clears.
- Either party may terminate with 30-day written notice; prorated fees apply
Use of Customer Information
Acceptable Use
Our services may not be used for unlawful, abusive, deceptive, or unsolicited messaging, including but not limited to spam, phishing, fraud, or any activity that violates applicable telecommunications laws or carrier policies. We reserve the right to suspend or terminate service for any violation.
Policy Updates
We may modify these Terms at any time. Updated versions are posted on this page with a new “Last updated” date. Continued use of our services after the change date constitutes acceptance.
Transaction and Refund Policy
- Monthly management fee is auto-deducted from rent proceeds.
- One-time $500 placement fee is due at lease signing and is non-refundable once the tenant executes the lease.
- If no tenant is placed within 60 days of listing, the $500 is refunded in full.
- Security-deposit and rent funds are held in a Maryland trust account; tenant refunds follow state law (≤ 45 days).
- Written refund requests are processed within 10 business days after final ledger approval.
Owner Responsibilities
- Provide accurate property information and maintain landlord insurance.
- Maintain property in habitable condition and fund approved repairs within 5 business days.
- Notify us immediately of any change in ownership, insurance or contact details.
Limitation of Liability
Our aggregate liability for any claim arising under the PMA shall not exceed the total management fees actually received by us from the owner during the 12 months preceding the event. We are not liable for consequential, special or punitive damages.
Indemnification
Owner agrees to indemnify and hold harmless THREE FIVE, its agents and employees from any claim, loss or expense (including reasonable attorney fees) arising out of owner’s property, owner’s acts or omissions, or any breach of these Terms.
Governing Law & Venue
These Terms are governed by the laws of the State of Maryland. Any dispute shall be brought exclusively in the state or federal courts located in Montgomery County, Maryland.
Entire Agreement
These Terms, together with the signed Property-Management Agreement and any addenda, constitute the entire agreement between the parties and supersede all prior oral or written agreements.
